Vinyl flooring price Riyadh: why two quotes for one room differ

Two quotes for the same kitchen can be far apart because one prices sheet vinyl on a ready floor and the other click planks with levelling and skirting. Here is what makes up the price; then we check your floor free in Riyadh.

Summary

Four questions that set the price of vinyl

Answer these before comparing any two quotes and you will know whether they are really alike.

Wear layerThickness of the top layer and use class, not overall thickness
SubfloorDoes the floor need levelling or an old covering removed first?
LayoutRoll width, long corridors and many small rooms change the waste
By type

Where the money goes in each type of vinyl

Each type has different cost points, so a rate for sheet vinyl and a rate for click planks cannot be compared on their own.

Factor by factor

Seven things that move the cost of vinyl

1. Top layer before total thickness

Two planks can carry the same thickness on the box while the clear layer that takes the wear is much thinner on one of them. That layer is what you are really paying for, so ask for it in writing along with the use class, rather than a vague “heavy duty”.

2. Residential or commercial grade

Vinyl made for shops, clinics and schools usually costs more because it is built for trolleys and constant traffic. In a quiet bedroom you would pay for capacity you never use; in a busy shop, a domestic grade wears early.

3. The subfloor: the biggest variable

Sheet and glue-down vinyl reveal everything beneath them. Filling grout lines in old tiles, pouring self-levelling compound or waiting for a new ground-floor screed to dry are real costs that vary from home to home and cannot be judged from a photo, so we check the floor before quoting.

4. Removing the old floor, or fitting over it

Lifting old carpet and scraping its glue, or pulling up glued vinyl, takes time and is usually a separate item. Fitting over sound, level tiles avoids removal entirely, provided the doors clear the new layer.

5. Roll width and room shape

Example: a 12 × 1.5 m corridor is 18 m². With a 2 m roll it is one 12 m piece, 24 m² with no seams. With a 4 m roll laid across, three 1.5 m pieces make 18 m², but with two seams. The choice is less waste or fewer joins, and we talk it through before ordering.

6. Finishing and edges

Skirting, coved upstands in kitchens and laundries, door profiles and stair nosings all add material and labour. A quote that omits them looks lower until they reappear. For when coving is worth it, see waterproof flooring.

7. Very small areas

In a small laundry or guest WC the cost per metre is often higher, because the visit, set-up and cutting are much the same however small the room. Grouping several rooms into one job spreads that fixed part.

Estimate how much you need

Compare roll quantity with plank quantity

Example: a 3.2 × 2.6 m kitchen is 8.32 m². A 4 m roll covers it in one 3.2 m piece, 12.8 m² with no seam. Click planks usually need about 8.32 m² + 10% ≈ 9.2 m².

Checklist

Five things every vinyl quote should include

  1. The exact product

Type, range name, total thickness, top-layer thickness and use class, not just “premium vinyl”.

  2. Quantity and how it was worked out

Net area, then the order after waste, plus roll width or number of boxes.

  3. Floor preparation

Is levelling, grout filling or removal of the old floor included, and with what materials?

  4. Finishing

Skirting, coved edges, door profiles and stair nosings, with type and colour.

  5. Method and timing

Glued or floating, who moves the furniture, and the agreed start date.

What we need from you before writing a vinyl quote

The clearer the information, the closer an initial quote gets to the final one after inspection. A tape measure and a phone are all you need; if the sizes are tricky, see how to measure a room.

Common questions

Vinyl flooring price: questions people ask

What is the price of vinyl flooring per square metre in Riyadh?

There is no one correct rate, because sheet vinyl, click planks and glue-down planks differ in product and installation, and every floor needs different preparation. Send room sizes and photos of the current floor on WhatsApp, or book a free inspection in Riyadh, and we will send an itemised written quote.

Why do two shops price the same-looking vinyl so differently?

The wood print may match while the top layer, use class and core rigidity do not. One quote may also include levelling and skirting while the other leaves them out. Ask for the full product specification on each quote and compare the items one by one.

Does laying vinyl over existing tiles save money?

Usually, because it avoids breaking out tiles and removing debris. The tiles must be firm and flat, though, and may need grout lines filled or a thin levelling coat, especially for sheet or glue-down vinyl. We also check door clearance before confirming.

Is vinyl charged on room area or on the roll?

Sheet vinyl is bought as a length of a fixed-width roll, so the quantity can exceed the room area. Planks are worked out on area plus a cutting allowance, then rounded up to whole boxes. A good quote states both the net area and the quantity ordered.

Do I need commercial-grade vinyl for a home kitchen?

In most homes, no. A family kitchen needs a water-resistant, easy-wipe surface and well-sealed edges more than a commercial rating. Higher grades earn their cost in shops, clinics and busy corridors, or in a kitchen that runs almost like a commercial one.

Why does a small room cost more per metre?

Part of the cost hardly changes with size: the team visit, setting up and cutting around doors and corners. In a small laundry that fixed part is spread over very few metres. Grouping several rooms into one job brings the cost per metre down.
