Rushing a damp screed
Parquet on a slab still releasing moisture can cup or lift later. A quick reading during the visit prevents it.
We visit clients in Al Narjis during finishing or just after handover, measure every room and suggest carpet, parquet, rugs or grass. Then we supply and fit; the visit is free.

Al Narjis is one of the newer residential districts of north Riyadh, mostly recently built villas, duplexes and floor units, many still being finished. Owners here are not replacing an old floor; they are choosing the first one each room will have, and living with it for years.
The upside: tile levels, door heights and roof drainage can still be adjusted. So we like to come early, measure, brief the contractor, recommend the material, then supply and fit when the build is ready.
This page is part of our Riyadh service areas. Building nearby? Read our notes for Al Yasmin and Al Malqa too.

Timing, not material, causes most new-home floor problems. Our usual order:
Mark the parquet and carpet rooms so the contractor leaves the right level — no step between lounge and hallway.
Parquet and vinyl need a dry, flat base; we check both before booking a fitting date.
Wet trades and heavy dust finish first, keeping paint and plaster off the new surface.
The carpenter gets the finished floor height so doors are cut once; skirting follows the floor.
Majlis and lounge rugs are sized once the seating is in place, so they fit the room as used.
Take it to your next site meeting with the contractor.
| Space | Common choice | Decide before fitting |
|---|---|---|
| Men’s majlis (formal guest room) | Large majlis rug or wall-to-wall carpet | Seating layout and where the guest door opens |
| Family lounge | Parquet or SPC vinyl planks | Plank direction and colour against the doors |
| Bedrooms | Soft carpet or parquet | Whether footsteps need muffling for the floor below |
| Staircase and upper landing | Stair carpet or a runner | Full tread cover or a centre strip |
| Laundry and service rooms | Water-resistant vinyl | Floor falls to the drain and threshold height |
| Garden and roof | Artificial grass | Waterproofing and drainage outlets |
A guide only — we adjust it after the visit to your family and budget.
Many Al Narjis villas are handed over with bare earth in the garden — the ideal moment for villa garden artificial grass. We set levels, edges and paths, and prepare base and drainage before trees and lighting go in.
On the roof, waterproofing must be complete and outlets tested first; then a short-pile grass suits seating and a barbecue corner. See our rooftop grass page and the main artificial grass section.

One planned size that draws the seating together, made to measure.

Parquet options
The most-seen part of the house; a crisp nosing on every step matters.

Unplanned thickness means a lip between rooms or scraping doors. We agree it with the contractor before tiling.
A rug bought before the seating is arranged rarely fits. Wait for the furniture, or send us the layout.
A shade that glows in a bright lounge can look heavy in a dark corridor; we test each level.
Contractors delivering several Al Narjis villas at once need matching floors and a schedule that fits other trades. That runs through project solutions: quantity take-offs, approved samples and phased installation.
New neighbourhoods also need mosques carpeted; committees can read our mosque carpet page covers row lines, colours and measuring around columns. For kitchens and service areas see vinyl flooring, and for bedrooms and majlis rooms see carpets and rugs.

Quite the opposite. An early visit avoids level and door problems. We take rough measurements, agree finished thicknesses with your contractor, then return for a precise measure before supply. Both visits are free, with no obligation.
Carpet is warmer and quieter, good for children’s rooms and upper floors where footsteps carry. Parquet is easier to keep dust-free and continues the lounge’s timber look. We bring both.
Yes, groundwork is part of the job: we level, set falls towards drainage, lay and compact the base, then fit the grass and fix the edges. Run any irrigation or lighting lines before the grass goes down.
We advise against it. Dust, paint and plaster damage a new floor and delay handover. Let the wet trades finish, then we fit, and doors, skirting and paint touch-ups follow.
Yes. Once the room is measured and seating placed, we suggest a size, pattern and border; after approval the rug is prepared and its edges bound. Our custom-size rugs page explains how to send dimensions.
WhatsApp the location, room photos and floor plan, or call any day from 7 AM to 10 PM. We agree a time, bring samples, measure and check the subfloor, then send a written quote per space.
