Parquet flooring price Riyadh: what pushes it up, and when to pay more

In Riyadh “parquet” covers laminate, engineered and solid wood, each at a different cost before pattern, skirting or stairs are added. This guide sorts the factors; then we measure free of charge anywhere in Riyadh.

Short version

Where extra spend on parquet pays off, and where it does not

Most people overspend in the wrong place. Put the budget where you will notice it.

Worth paying more for

  • A higher wear class for hallways, offices and busy entrances
  • Good acoustic underlay in flats and upper floors
  • Proper herringbone boards if you really want the pattern
  • Engineered wood when you want real timber you can refresh
  • Levelling the floor before laying

Not worth the premium

  • Top wear class for a quiet bedroom
  • Extra thickness just for the number
  • An intricate pattern in a small room full of corners
  • Solid wood where A/C and humidity swing hard
  • A rare finish in a room a big rug will cover
Factor by factor

Eight factors that set the price per metre

1. Laminate, engineered or solid

This is the first and biggest gap. HDF-core laminate usually sits at the lower end, engineered boards with a real timber top layer above it, and solid wood at the top. When two “parquet” quotes arrive, confirm they are the same type; laminate against engineered is not a price comparison but two different products.

2. Wear class and thickness

Each step up the AC scale means a harder surface and usually a higher cost. Extra thickness feels more solid and sounds quieter underfoot, but it does not by itself make the surface tougher. Match the class to the room; laminate flooring explains the ratings.

3. Straight plank or herringbone and chevron

Straight planks waste least and fit fastest. Herringbone and chevron need pattern-specific boards, a set-out line, more cuts at the walls and much longer labour, so the fitted price rises even with similar material. See herringbone and chevron parquet.

4. Surface, edges and colour

Bevelled edges, textures that follow the printed grain and convincing matt finishes usually sit above plain smooth boards. Decide whether your room needs them.

5. General quality differences

Beyond brand names, boards vary in core density, how tightly the click joint locks and how well edges resist swelling. Ask to see a cut section and click two pieces together.

6. Moisture barrier and underlay

Floating parquet sits on a moisture barrier and a layer that softens footstep noise. Basic thin foam costs less; denser acoustic underlay costs more and earns it in flats. Check the quote names the type, not just “underlay”.

7. Skirting, profiles and stairs

Skirting in floor or wall colour, door and tile transition profiles, and stairs with a nosing on every step are priced per linear metre or per step, and they change the total noticeably in multi-storey villas.

8. Floor condition, removal and labour

Levelling low spots, lifting old carpet or boards and trimming doors vary from site to site. The full sequence is in parquet installation.

Estimate how much you need

How many square metres do you really need?

Example: a 6 × 5 m lounge is 30 m². Straight planks with 10% waste need 33 m²; herringbone with 15% needs 34.5 m², then rounded up to whole boxes.

False economies

Six savings that cost more later

Skipping the moisture barrier

Can end in swollen boards over a damp screed, especially on ground floors.

Thin underlay in a flat

Footsteps carry, and changing underlay later means lifting the floor.

Domestic class in an office

Castor chairs and daily traffic show wear early.

Squeezing the expansion gap

Boards press against the walls as temperatures shift, then lift.

No spare box

Years later the same shade may not exist in a new batch.

Ignoring door heights

Door trimming becomes unplanned work on fitting day.

What to send us for a precise parquet price

  1. Sizes

Length and width of each room, and the number of stairs if any.

  2. Floor photos

A close-up of the current floor and a wide shot including the doors.

  3. Pattern and shade

Straight, herringbone or chevron, and the tone you prefer.

  4. Building type

Villa or flat, ground or upper floor; it decides the underlay.

Common questions

Parquet price per metre: FAQs

What is the parquet flooring price per square metre in Riyadh?

It varies widely with type (laminate, engineered or solid), wear class and thickness, pattern, underlay, skirting, stairs and the state of the floor. Because these change from home to home, we prefer to see the space or photos and then write an itemised quote. Book a free inspection in Riyadh or send sizes on WhatsApp.

Why does parquet cost more in one shop than another?

The same word covers different products. One quote may be a lower-class laminate with basic foam, the other a higher class with acoustic underlay and skirting included. Put both into the worksheet above and the gap usually comes down to type, class or items left out.

Why is herringbone more expensive than standard parquet?

It needs boards made for the pattern, a carefully set centre line, more cuts at the walls and far longer fitting than straight planks, and it usually wastes more. So the fitted price rises even with similar material. It looks its best in large, regular rooms.

Is 12 mm laminate worth the extra over 8 mm?

Thicker boards feel more solid, sound quieter and forgive small floor irregularities better. Thickness alone does not make the surface more scratch-resistant, though; the AC class does that. In flats and upper floors the upgrade can be worth it; in a quiet ground-floor bedroom a thinner board with good underlay often suffices.

Are skirting and stairs included in the price per metre?

Often not: skirting is usually priced per linear metre and stairs per step, so a low headline rate can still grow. Ask for skirting, profiles and stairs as separate lines with their type, which is how we write our quotes after the inspection.

When is engineered wood better value than laminate?

When you want the feel of real timber and the option to refresh the surface with a light sanding years later, in a main majlis or master bedroom. For children’s rooms, rentals and offices, laminate in the right class usually gives better value for the money.
