Fitting floors in a multi-tenant office building

Al Olaya is one of Riyadh’s busiest office districts, and most companies here lease a floor or part of one in a building run by someone else. Choosing the material is only half the job; the work also has to pass the building’s rules without delaying your move.

Permits and building management

Many buildings want advance notice of the team, the scope and the timing. We prepare those details early and keep cutting and noise to the hours management allows.

Service lift and loading bay

Carpet rolls and tile boxes are long and heavy, so we book the service lift and loading area with management and protect lift walls and shared corridors while moving material.

Raised access floors and cabling

Some offices sit on raised floors with data and power running underneath. Carpet tiles suit them well, lifting over access panels and dropping back without cutting large areas.

Sequencing with other fit-out trades

  • Flooring after partitions and ceilings, before furniture
  • Floor-box openings kept in the right positions
  • New floor protected if other trades continue afterwards

At the end of a lease the landlord may ask for the space back as it was; tiles come up far more easily than a fully glued floor. More on this in our office flooring guide.

Planning in reverse

From move-in day back to the first survey

Companies in Al Olaya usually know their move date before they have chosen a floor, so we start from that date and work backwards:

  1. Move-in date

The day staff need to be at their desks; everything else is planned around it.

  2. Furniture delivery

Flooring finishes early enough to clean up and fix skirting before furniture arrives.

  3. Fitting slots

We work out how many sessions the area needs within the building’s permitted hours.

  4. Supply

Quantities and approved colours are confirmed early so the site never waits on material.

  5. Survey and sign-off

Measuring, samples and approval by the landlord or designer — the real starting point.

Materials

Six floors we fit again and again in Al Olaya

Carpet tiles

For open plan and meeting rooms: they cut echo and can be swapped one by one. Part of our carpets and rugs range.

Wood-look vinyl planks

For receptions and corridors that need an easy-clean surface with a warm look. See vinyl flooring.

Timber look for directors

Real wood character for executive offices and boardrooms, from our parquet range.

Sheet vinyl for the pantry

A continuous surface that copes with spills in the coffee point and service rooms.

Grass for a break terrace

If the office has a terrace or roof break area, short-pile artificial grass makes it green.

Ground floors and retail

Shops and showrooms at street level

Al Olaya is not only offices. Ground floors hold shops, showrooms and service branches that see customers all day, so the floor must handle street shoes and still look sharp under strong display lighting.

We usually suggest wood- or stone-look vinyl, fitted on a closed day or before opening. Rolling out several branches or floors? We run them on one schedule through project solutions. We also cover other mixed districts such as Al Sahafa.

Office flooring questions from Al Olaya companies

Building management bans noisy work during office hours. Can you work evenings or weekends?

In most cases, yes, once the slot is agreed with management. We bunch cutting and material movement into permitted hours, protect shared corridors and lifts, and leave the floor clean before the next working day.

Our move-in date is close. How do we make sure flooring will not delay it?

Give us the date at the start. We plan backwards from it, set a last day for sample approval and a last day for supply, and track both with you. The earlier samples are approved, the more flexibility there is in fitting slots.

Our office has a raised access floor. Do carpet tiles work on it?

Yes, and they are usually the best fit: tiles lift over access panels and go back without damage. We align tile edges with the raised-floor panels where practical and keep floor-box openings in place.

Should we keep spare tiles for future replacements?

We recommend it. A small surplus of the same colour, stored in the office, lets you swap a tile damaged by a spill or chair castors without a visible colour difference.

Our lease says we must hand the space back as we found it. What should we choose?

Removable floors such as carpet tiles or floating vinyl are much easier to take up at lease end than fully glued floors. Check the lease terms with your landlord; at the survey we suggest a balance between look and easy reinstatement.

How do we book a survey for our Al Olaya office?

WhatsApp the floor plan or photos, the approximate area and your target move-in date, or call any day from 7 AM to 10 PM. We arrange a time with your office contact, measure, show samples and send a written quote.
