Clear the rooms
Empty furniture and rugs where you can, or agree in advance which heavy pieces we move between rooms.
We install parquet and laminate in villas, apartments and offices in clear stages, starting with the subfloor and ending with a tidy handover. A free inspection in Riyadh tells us exactly what your rooms need, then we quote by phone or WhatsApp.

Chosen your boards on our parquet flooring Riyadh page? Here is what happens next on site, and how you can save hours on the day.
Empty furniture and rugs where you can, or agree in advance which heavy pieces we move between rooms.
A working socket near the rooms and decent lighting — precise cutting doesn’t happen in the dark.
Decide whether built-in wardrobes stay put; a floating floor goes around them, never underneath.
Run the air-conditioning normally for a few days beforehand so boards settle to real living conditions.
Finish painting and plastering first; the last coat on skirting can wait.
In towers and compounds, tell us lift bookings and permitted delivery hours.
Most parquet problems we are called to fix started underneath the boards, so every inspection includes a subfloor check before we price.
Fresh cement screed holds water for a while, and fitting over it too soon can cup the boards. In new villas we take a meter reading; if it is high, we advise waiting or a heavier membrane.
We run a long straightedge in several directions. Many specs allow only a few millimetres of dip over roughly two metres — the product instructions are the reference. Low spots get levelling compound; high spots are ground down.
Carpet comes up with its adhesive and gripper strips, and old parquet is normally removed completely, since floating over it raises the floor and doubles the movement. Sound tiles usually stay.

Sealed boxes rest in the room for as long as the maker specifies, so boards match the air-conditioned space.

We calculate the last row before starting so you don’t end with a sliver at the door, and stagger the end joints at random.

Offcuts and boxes go, and we walk the floor board by board before handover.
Overlapped damp-proof membrane, then foam, with spacers at the walls holding the expansion gap.
Door casings are trimmed so boards slide underneath — no silicone or filler.
Offset end joints, each board angled into its click lock, never hammered.
Metal or wood-tone profiles wherever the floor changes or stops at a door or stair.
Spacers out, skirting fixed to the wall, then a final walk-through with you.
| Where it goes | Why | |
|---|---|---|
| T-profile | Between two rooms at the same height, or parquet beside flush tiles | Covers the expansion gap at the door |
| Reducer | From parquet down to a lower floor such as old tiles | Avoids a trip edge at a height change |
| End profile | At sliding doors, exposed edges or a marble threshold | Protects the board edge from chipping |
| Stair nosing | On the edge of every parquet-covered tread | Reduces slips and protects the edge |
Where the kitchen or bathroom has a different floor, the profile is chosen by the height difference between the two.
Many Riyadh homes already have tile or marble skirting. Floating parquet over the tiles leaves two routes: replace it with new skirting at the right height, or keep it and add a slim scotia bead over the expansion gap.
New skirting looks cleaner and can be matched to the doors, but removing the old one may mark the paint and need touching up. Keeping it is quicker and less disruptive — popular for rental apartments and owners who want a refresh without repainting.

A medium room over ready tiles is often done in a working day; a whole villa floor may take several days. Levelling, old-floor removal and stairs add time, noted in the quote.
Herringbone and chevron are slower than straight boards because every piece is set off a centre line — see herringbone parquet.
Lift furniture rather than dragging it, add felt pads before it goes back, and hold off on very heavy pieces for a few days.
We leave you the spare whole boards — the only way to get a perfect colour match if one ever needs replacing.
Enter each room separately, then send the result on WhatsApp with a photo of the current floor and doors.
Usually, yes. A floating floor needs no strong-smelling glue or drying time. We work room by room, moving furniture as agreed, so the rest of the home stays usable, and noise is limited to cutting.
It depends on the current gap under each door. Parquet plus underlay raises the floor slightly, so if a door sits close to the tiles we shave a little off the bottom so it swings freely. We measure this at the inspection and note it in the quote.
The manufacturer sets it, but it is often a day or two in the room itself, boxes sealed and A/C running as normal, so boards reach the conditions they will live in and don’t shrink or swell suddenly after laying.
Never over carpet — the soft layer lets boards flex and breaks the click locks, so it comes up first with its adhesive. Underfloor heating is rare in Riyadh; where it exists, we follow the product spec on underlay and temperature.
That is the deliberate expansion gap: boards move slightly as humidity and A/C use change. Skirting or a scotia bead hides it. Filling it with silicone or nailing skirting into the floor stops that movement and causes buckling later.
Fixed units should never sit on a floating floor — their weight pins it down. We lay around them, leaving a covered expansion gap, and if new units come later we coordinate so the carpenter fixes them to the original tiles.
Room sizes, the current floor type, photos of doors, thresholds and any stairs, and whether you want new skirting. That is enough for an initial quote, confirmed at the free inspection. Our guide to parquet price factors helps when comparing offers.
Send room sizes and photos of the floor and doors on WhatsApp, and we will arrange the inspection and an installation date in Riyadh.
