Vacuum corridors daily
Fine sand carried in on shoes grinds the fibres down. Daily vacuuming of traffic lanes matters more than occasional deep cleans.
We supply and fit guest-room and corridor carpet, ballroom rugs and vinyl for hotels, serviced apartments and residential compounds in Riyadh, as part of our project solutions. A free survey comes first, then a refurbishment plan that keeps as many units lettable as possible.

Every part of a hotel or compound is used differently, so no single material suits the whole building.
Guests often walk around their rooms barefoot, so softness and quiet come first. A short, dense-pile broadloom over a good underlay absorbs footfall before it reaches the room below. One calm colour repeated across all rooms makes replacement simple, and a vinyl strip at the entry and luggage area takes the wheels.

Corridors take every suitcase and housekeeping cart, and every guest sees any stain. We specify a mid-scale pattern that disguises day-to-day soiling and plan the pattern repeat so it lines up at seams and stays even along the corridor and outside the lifts.

A wood- or stone-look vinyl gives a lobby an upmarket feel and copes with footfall, finished with a large made-to-measure rug to anchor the seating. Ballrooms and large majlis halls usually call for patterned broadloom with Arabic motifs or majlis rugs with strong borders, chosen with table moves and room changeovers in mind.

Residents change regularly, so the priority is a floor that can be turned around quickly between tenancies. Many operators choose SPC or wood-look vinyl in living rooms and kitchens, keep carpet for bedrooms only, or use loose rugs that can be cleaned or swapped without touching the floor.

An operator running dozens of rooms or units needs to reorder the same floor a year later without detective work, so we prepare a file for each unit type.
| Item | What we record | Why it matters |
|---|---|---|
| Product and range | Range name and colour code from the supplier sheet | So the next refurb orders exactly the same floor |
| Production batch | Batch number for every order | Batches can differ slightly in shade |
| Pile direction and pattern | Laying direction and repeat start point | So new pieces blend with existing ones |
| Underlay and fixing | Underlay type, stretched or glued | Keeps the same feel and acoustics |
| Edges and transitions | Profiles at doors and bathrooms | Uniform finish in every unit |
| Spare stock | Leftover quantity and where it is stored | Burns and stains repaired without a new order |
We keep a copy on file and check a sample against every new order before cutting.
Guests complain about noise from the floor above far more often than about how the floor looks. Carpet on a suitable underlay noticeably soaks up footsteps and scraping chairs; hard floors pass sound down unless they sit on an acoustic layer.
Where compounds choose vinyl or SPC for upper-floor apartments, we suggest planks with an integrated acoustic backing or a separate sound mat, and leave a gap at the walls so vibration doesn’t travel through them. We settle this with the designer before sign-off, because adding insulation later means lifting the floor.

We pick the lowest-occupancy floors or wings with management, blocked from sale only while we work.
Hotel staff move light furniture; we protect lifts and the corridors leading to the work zone.
Old carpet and underlay come out via the service route, then the subfloor is made good.
We install to the spec file, match the pattern at doorways and keep noisy work to agreed hours.
Each floor is handed back clean and ready to let before we move to the next.

Coffee and tea are the usual culprits in majlis and halls; blotting before they dry makes removal far easier. See our carpet care guide.
An offcut from the same batch in the hotel store turns a burn or permanent stain into a quick patch instead of a whole new room.
Usually a commercial short, dense pile with a mid-scale pattern that hides wheel marks and soiling; plain light carpet shows everything. We also check that the pattern repeat suits the corridor width so seams don’t stand out at room doors.
Yes, if the specification file exists and the product is still available. Even so, we suggest doing a full corridor or wing at once, because existing carpet will have shifted in colour with use and the difference shows when new carpet sits right next to it.
Nobody can promise a perfect match between production batches, but we narrow the gap by recording colour code and batch number, checking the new sample against the old before cutting, and keeping each new batch to a complete corridor or floor rather than mixing.
Some operators use it for serviced apartments and long stays because it is quicker to clean between guests, but it is louder and cooler underfoot. A common compromise is acoustic-backed vinyl with a loose bedside rug, and we compare both with samples during the survey.
Many operators and consultants set performance requirements for floors and carpets in their specification. Send these before the survey and we will propose products with supplier data sheets, so your consultant can check them against the requirement before approval.
Yes. We set a reference specification for each unit type, apply it building by building and coordinate with the main contractor so units are handed over in sequence. If the compound includes management offices or a clinic, see office flooring and clinic flooring.
Room count and types, rough sizes or floor plans, photos of corridors and halls, the existing floor type, and the windows when rooms can be blocked. We then book a free survey within Riyadh and send a clear bill of quantities.
Yes, we suggest for each zone what suits it among vinyl, carpet tiles and grass for outdoor seating, and plan the work in phases to limit downtime. Details are on our restaurant and cafe flooring Riyadh page.
