Wear layer
The clear top layer over the pattern. The better it suits the room, the better it resists scratches, dulling and walking paths. See the vinyl thickness and wear layer guide.
“How many years does vinyl last?” has no single answer, because a quiet apartment and a busy shop floor wear very differently. This page explains the factors that really decide durability in Riyadh conditions, how to pick the right type, and how to look after it. When you are ready, we arrange a free inspection and a quote by phone or WhatsApp.

Before talking about years, it helps to know what actually wears a floor out. When you choose from our vinyl flooring in Riyadh range we weigh all of these together, not just the price tag.
The clear top layer over the pattern. The better it suits the room, the better it resists scratches, dulling and walking paths. See the vinyl thickness and wear layer guide.
A rigid SPC core copes with heavy furniture and movement better than lighter constructions, while roll vinyl suits large areas and projects. Compare them in SPC vs LVT.
A small family home is nothing like an office that sees dozens of people a day. More foot traffic, trolleys and wheeled chairs call for a tougher build and regular cleaning.
Long direct sun through large windows warms the floor surface and can fade colour over time. Curtains or reflective glass film on south- and west-facing windows help.
An uneven or damp base causes bubbles and gaps early on, however good the vinyl is. Good preparation is half of the lifespan.
Harsh cleaners and dragging unprotected furniture shorten a floor’s life more than most people expect. Proper care costs little and saves a lot.
Lifespans quoted in general are based on assumed conditions, and your floor has its own. That is why we do not promise a fixed number of years or invent a warranty. What we do is help you choose a product that fits your space, explain what the manufacturer states for it, and install it carefully so that early failures are less likely.
A bedroom does not need what a shop entrance needs. Fitting a light-duty vinyl in a busy space is the commonest reason for scratches and worn paths appearing early. On the other hand, there is no need to pay for a heavy-duty wear layer in a room that is rarely used.
So at the inspection we ask what the space is, how many people use it and whether there are wheeled chairs or trolleys, then suggest a suitable option from what is available, either SPC planks or roll vinyl.
Most complaints about old floors are not about the vinyl itself but about what is underneath: moisture, waves or uneven tiles. Checking levels and fixing differences before laying extends the life of the floor, as explained in floor preparation and levelling.
If bubbles or gaps appear after installation, the guide to vinyl bubbles and gaps sets out the causes and what can be repaired.
Water resistance is a known strength of modern vinyl, but water sitting under planks or at edges for long periods harms any floor. Wipe spills, seal edges and skirting in wet areas, and read about vinyl for kitchens and bathrooms before deciding.
In commercial spaces the factors multiply: constant traffic, wheeled furniture and daily cleaning with different products. Picking the right wear layer and fitting method matters more here than any decorative feature. We usually suggest roll vinyl or rigid-core planks depending on the area and use, and we explain upfront what the site needs in protection and upkeep.
For larger jobs see project solutions or supply for contractors.
Signs include a pattern that has worn away in walking paths, repeated bubbles and gaps despite repairs, or damage so widespread that patching costs more than renewing. If damage is local, replacing one plank or a section is often enough, which is an advantage of planks over rolls.
If you want to refresh an existing floor without demolition, vinyl over tiles may suit you once levels are confirmed.

A rigid core suited to rooms where furniture and chairs move, with many wood and stone looks.

Good for corridors, shops and projects, with fewer seams and faster coverage.

In high-traffic places we look at durability and ease of cleaning before appearance.
Define the room and traffic level, then pick the wear layer and core that fit, not just the pattern.
We check levels and moisture and correct differences before laying any plank.
An expansion gap is left at walls and planks are acclimatised as the product instructions require.
Use felt pads, castor protectors for wheeled chairs, and lift heavy items instead of dragging them.
A mop or damp cloth with a suitable cleaner; avoid abrasives and flooding. See the care guide.
| Factor | Lengthens life when… | Shortens life when… |
|---|---|---|
| Choice | Wear layer and core match the traffic | A light-duty product goes into a busy room |
| Subfloor | Level, dry and clean | Damp, wavy or dusty |
| Sun and heat | Windows are shaded and heat is moderate | Constant direct strong sun |
| Furniture | Felt pads, protection, no dragging | Dragging heavy items, sharp metal feet |
| Cleaning | Suitable cleaner and a wrung-out mop | Abrasives and flooding with water |

Glass facades and big windows put direct sun on part of the floor for hours. Over time a colour difference can appear between the exposed and shaded areas, and surface temperature can rise and affect joints.
A simple, low-cost answer is light curtains or reflective window film, and moving rugs and furniture from time to time. More in flooring and sun fading in Riyadh.
In rented flats and offices, keep the invoice, product data and manufacturer instructions; they are your reference for any later claim or maintenance.

Any moisture or height difference shows up later as bubbles or gaps.
Deep scratches cannot be wiped away and are not repaired by cleaning.
They dull the finish and open the top layer so the surface gets dirty faster.
Water entering at the edges harms planks over time.
We do not give a fixed number because lifespan depends on the product, wear layer, traffic, preparation and care. We help you choose a suitable product, install it properly and explain what the manufacturer states.
A rigid core often copes better with furniture and movement, but lifespan also depends on the top layer, preparation and upkeep, not the core alone.
Long direct exposure can fade colour or raise surface temperature. Shading windows with curtains or film and moving rugs around reduce the problem.
Light surface marks may fade with proper cleaning, while deep scratches usually need the damaged plank replaced where the floor allows it. An inspection will tell.
Usually yes, because it resists water, as long as spills are wiped, edges are sealed and water is not left under planks. See our kitchen and bathroom vinyl page.
Sweep or vacuum, then use a slightly damp mop with a mild vinyl-safe cleaner. Avoid solvents, abrasives and flooding.
It depends on the base and the product. Some planks have an attached backing, others need a moisture barrier or foam. We decide after checking your space.
Yes. The free inspection in Riyadh covers levels, approximate moisture and measuring before any quote.
